I have to unlock administrator rights to the folder to access. Is that right?

Also this error message came up when loading the game. Is it important?

If you are in Windows 7 or 8 run the install as an administrator. Also, if this works, open the game and run it as an administrator.
This message may be important. Did you add your key - serial number to the game?

This should not be necessary, and can introduce problems with folder access later.

I have the game installed on Windows 7 and 8.1, and do not need to run anything as administrator.
Apart from the general game menu that requires to confirm administrator rights in a pop-up, probably because it might want to upgrade, but it is reason enough for me not to use that menu.
